What you owe
Four taxes, one owner
- VPT × municipal rate, 0.3%–0.45% (CIMI Art 112)
- Paid in 1–3 installments — May 31, Aug 31, Nov 30 — depending on the total (CIMI Art 120)
- AIMI adicional above €600k VPT (CIMI Art 135-A–K)
- One-time, paid before you sign (CIMT Art 2)
- Tax base is the higher of price or VPT (CIMT Art 4)
- Bracket scale up to 6.5%+, plus Imposto de Selo (CIMT Art 17)
- Long-term lease: Categoria F, rate depends on contract length (CIRS Art 72)
- Non-resident owners: flat 28% on Cat. F (CIRS Art 71)
- Run it like a business (e.g. alojamento local): Categoria B, regime simplificado (CIRS Art 31)
- Gain = sale price − cost − improvements (CIRS Art 43)
- Sale price floor is the VPT (CIRS Art 44)
- Primary-residence reinvestment can exempt the gain (CIRS Art 10 nº 5–6)
